Welcome to Mstoor. By using this application, you agree to comply with and be bound by the following terms and conditions. Please read them carefully. If you do not agree with any part of these terms, you must not use the app.
Mstoor is a technological platform operating as an online marketplace connecting property owners (landlords) and individuals seeking housing (tenants) in Sudan. By using the app, you enter into a legally binding agreement with Mstoor.
App: The Mstoor application.
Landlord/Owner: The person who posts a property for rent.
Tenant: The person seeking a property who contracts with the landlord.
Commission: The fee deducted from the landlord for the service.
Platform: Refers to Mstoor as a purely technical intermediary.
We provide a digital platform for the following purposes:
Listing available residential properties for rent.
Enabling communication between landlords and tenants.
Providing digital lease templates (for informal reference only; they do not replace official, notarized contracts).
We are not a party to any rental agreement made between users; all agreements are directly between the landlord and tenant.
By using the app, you represent and warrant that you:
Are at least 18 years of age.
Have the full legal capacity to enter into binding contracts under Sudanese law.
Commission: Upon the successful completion of a rental transaction between a landlord and a tenant, the app deducts a commission of 5% (five percent) of the rental amount.
Payment Method: The responsibility for paying the commission lies with the landlord. The landlord must remit the commission amount to the app immediately upon receiving the rent payment from the tenant.
Non-Payment: Delay in payment or evasion of the commission constitutes a breach of these terms, and we reserve the right to suspend or delete the account accordingly.
Future Fees: We may introduce additional paid features in the future (such as premium listings), and users will be notified upon their launch.
As we do not receive rental payments (payments are made directly between the landlord and tenant), we are not responsible for any original rent-related transactions. The parties bear full responsibility for any financial disputes between them.
Regarding the landlord's commission paid to the app, it is non-refundable after the rental process is completed and confirmed as successful.
By using the app, you agree to:
Ensure all information provided (especially identification documents) is accurate and complete.
Ensure property photos and details are accurate and reflect reality.
Refrain from posting any fake, misleading, or fraudulent listings.
Refrain from using the app for any illegal purpose or in violation of Sudanese laws.
We are a mere technical intermediary. As Mstoor's role is limited to providing the digital platform for parties to meet, we are not responsible for any disputes arising between landlords and tenants, including but not limited to:
Non-payment of rent.
Property damage.
Fraud by either party.
Early lease termination.
In the event of a dispute, parties must resort to the competent legal channels in Sudan, and we are not obliged to intervene in such disputes.
Reporting: We provide an in-app mechanism to report properties or users who violate the rules.
Handling: Reports are received by the app's administration, and we commit to handling them appropriately and within a reasonable time, which may include removing the listing, warning the user, or banning the account.
We reserve the absolute right to:
Suspend any account temporarily.
Delete any account permanently.
This can be done without prior notice or recourse to the user in cases including, but not limited to:
Suspected fraudulent activity.
Receipt of multiple verified complaints against a user.
Repeated violation of these terms.
Failure to pay due commissions.
If required by a competent Sudanese official authority.
All rights to the application, including its design, logo, database, and code, are the exclusive property of Mstoor. No party may copy, imitate, or reverse-engineer the app without prior written consent.
These terms and any disputes arising from them are governed by the laws of Sudan. The exclusive jurisdiction lies with the courts of Khartoum, Sudan.
We reserve the right to modify these terms at any time. Users will be notified of any material changes via email or in-app notification. Continued use of the app after modifications constitutes acceptance of the new terms.
